UTILIZING YOUR RRSP INVESTMENTS TO HELP YOU TO BUY YOUR HOME!

Most people are aware that they can use their RRSP to the extent of $20,000 as equity when purchasing their first home.  This means a total of $40,000 combining the RRSP of joint purchasers can be used as equity.

The best part of this arrangement is that you have 15 years to pay back your RRSP or you may allow it to be added to your taxable income each year to the equivalent amount you would otherwise payback. This allows you the flexibility of either making the payment or if cash flow is short you can include it as taxable income for any given year.

Keep in mind that the required payment on your RRSP payback is only 1/15 of the principal each year or $1,333,33 which is small amount either way to decide to handle it.

Not many people, however realize that you can unlock even a greater portion of your RRSP for equity by obtaining an offsetting loan for the full amount of your RRSP investment. This is particularly important if you have RRSP investments but are having problems qualifying for your mortgage. THIS METHOD DOES NOT REQUIRE YOUR RRSP USAGE TO BE TAXABLE.
